You have twenty tabs open. Same wide streets, same clubhouse photos, prices ₱40M apart. Nothing tells you why a lot in Silang runs about ₱40,000 a square metre and one in Alabang West runs about ₱85,000 — or which of those actually fits how you live.

Ask an agent and most of the time you get the one estate they're paid to sell. That isn't dishonesty, it's just how in-house selling works. So you end up holding one brochure against another brochure, with nobody laying them side by side.

I read a house the way I used to read an asset.

I'm Froilan Idos. I own i2 Prime Realty, I'm a licensed broker, and I've spent eight years in Philippine property.

Before that I worked in treasury operations at JG Summit Holdings, then as an investment analyst at a consulting firm. So I came into property from finance, not from sales — what a place costs to hold, what new infrastructure does to the land around it, what the numbers say over ten years instead of ten months. That habit is the whole reason this guide exists.

I was recognised more than once as a top seller when I was an in-house agent. Now I work across every major developer in the country, plus direct-owner listings — which means nobody pays me to talk you into one project. I can put three options in front of you and tell you the trade-offs on each, including the ones that would cost me the sale.

Questions people ask before they download

Is it really free?

Yes. No card, no payment, nothing waiting at the end. I put the numbers and the sources in it because it's the kind of thing I'd have wanted handed to me.

Will you call me?

Not unless you ask. I ask for your number because if you do reply and want a shortlist, Viber is quicker than email for sending one. If you'd rather I never ring, say so in your reply and I'll note it against your name.

What if I'm just looking?

Then this is exactly the stage to read it. A comparison table is worth the most while you're still looking. Nobody needs one after they've signed.

What if I'm a year away? Or two?

That's fine. Some of the people I've helped most spent a year deciding. A year also gives you time to visit on a weekday, which is the only honest way to find out whether a drive time works for you.

Do I have to work with you?

No. There's no agreement attached to a guide.

Are the prices in it official valuations?

No, and the guide says so on the first page. They're listing-level ranges from named public sources with the date printed under each one. A valuation is a different document and needs a licensed appraiser — if you need one, I'll point you to one.
